Low Cost Repairs For Home Sellers

Homes that have the appearance of a comfy pair of worn out boots may be right for you, but won’t look so appealing to potential buyers - unless of course, they’re looking for a deal in a fixer-upper. Because your home has only one chance to make a good impression, why not spend a little money, effort and time before putting it on the market. Making the right home improvements ahead of time will afford you more profit at resale.Choose wisely when deciding on improvements for your home. It’s important that you don’t take on too many major remodeling projects before you sell. Excessive spending will only drain your wallet, providing little return on investment.

Here are a few tips that successful home sellers use to make a good first impression on prospective home buyers. Be smart about what you choose to make-over to maximize your home’s value and marketability.

Exterior

  • Resurface the drive way and make sure the walk way to your door looks inviting. If the cement looks stained or dingy, use some outdoor bleach to brighten it up.

  • Replace an older manual garage door with one that has an automatic opener.

  • Install a new front door so your entrance looks inviting - add a wreath and lay down a welcome mat.

  • Clean up the yard, trim up leggy plants and bushes and plant some flowers.

  • Install storm windows that keep the temperature inside (warm or cool) comfortable year round.

  • Add a new roof and re-do the gutters to guard against potential leaks

Interior

  • Brighten up the house by painting the walls (neutral color) throughout.

  • Re-carpet and/or install new flooring.

  • If you have existing wood floors, refinish them.

  • Adding new lighting fixtures like track, recessed or chandeliers will update rooms and make them look bright.

  • Cool things down and circulate the air with ceiling fans.

  • Replace traditional light switches with dimmer controls for energy efficient lighting and ambiance.

  • Add closet organizers to make them more functional and more spacious looking.

  • Get rid of your old sofa and buy the one you have been waiting to get for your new home - improving the look of the home you’re trying to sell.

  • Install a new furnace, insulate your water heater, or add weather stripping where needed - your home will cost less each month to operate.

Go ahead and do the home improvements now rather than later - enjoy living with the updates, repairs and add -ons - just as the buyers of your home will be doing when it comes time to sell.
