When it comes to finding a new place to live, many people seem to have Georgia on their minds. Since 2000, the Peach State has grown in population from 8,186,453 to 9,363,941, a 14.4% increase, making it the ninth most populous state and the third fastest growing state in the country behind Nevada and Arizona.
What draws so many newcomers to settle in Georgia ? With lower taxes and a more affordable cost of living than many other states across the country, Georgians are able to enjoy a quality of life that is hard to match. Those shopping for Georgia new homes often find they can afford to upgrade to a grander home with more amenities than in the market they are leaving behind. The median value for homes for sale in Georgia is $156,800 (according to 2006 census figures), compared to the U.S. median home value of $185,200.
Georgia’s strong economy means there are plenty of job opportunities to be found. The state is home to headquarters for 15 Fortune 500 companies and 25+ Fortune 1000 companies, including Coca Cola, Delta Airlines, SunTrust Bank, AFLAC and Home Depot. The state is the world’s top producer of carpet, chicken, watermelon, and kaolin - a mineral derived from clay primarily used in paper production. Other top industries supporting Georgia’s economy include automotive, agriculture, food processing, metal fabrication, plastics, life sciences, high technology and tourism. Exports exceeded $20 billion in 2006, ranking Georgia as the 16th largest exporting state in the country. From Hartsfield-Jackson International Airport in Atlanta, products can reach 80 percent of U.S. consumers in two hours or less. The airport also rates as the busiest passenger airport in the world, serving over 84 million travelers in 2006. As the second largest container port in the Southeast, the Port of Savannah also helps support the state’s exporting industries.
To Georgians, educational opportunity has remained a top priority. Incorporated by an act of the General Assembly in 1785, the University of Georgia became the first state chartered university in the country. Today, Georgia supports nearly 70 public colleges, universities and technical colleges and is home to over 45 private institutions of higher learning. Through the HOPE scholarship program, more than 616,000 students have received $1.6 billion in scholarships since 1993.
The most difficult decision for someone looking at new homes for sale may be choosing where to settle in this beautiful state. Across the east, you’ll find 100 miles of coastline and pristine beaches, salt marshes and barrier islands. To the north are the foothills and forests of the Blue Ridge Mountains and the beginning of the Appalachian Trail. In northwest Georgia, all roads lead to the metropolitan mecca that is Atlanta. In Middle Georgia are the rural lands and fertile soil that support the state’s vast agri-business, producing cotton, soybeans, peaches, watermelon and chickens (and much more).
So whether you’re partial to new homes on the coast, near the mountains, in a big city or out in the country, rest assured that you will find a new home in Georgia that’s just right for you.
